How Much Money Do You Really Need to Buy a House in Texas?
One of the first questions I hear from homebuyers is:
“How much money do I actually need to buy a house?”
And one of the biggest misconceptions is that you need 20% down.
You don't.
In fact, depending on the loan program you qualify for, you may be able to buy a home with much less money out of pocket than you think.
Let's break it down.
You Don't Need 20% Down
There are several mortgage options available to Texas homebuyers, and they all have different down-payment requirements.
For example:
Conventional loans can allow as little as 3% down for qualifying buyers.
FHA loans typically require 3.5% down.
VA loans can offer 0% down for eligible veterans and service members.
USDA loans can also offer 0% down for eligible buyers purchasing in qualifying areas.
So on a $350,000 home, 20% down would be $70,000.
But a 3% down payment would only be $10,500.
That's a pretty big difference!
But Don't Forget About Closing Costs
Your down payment isn't the only money you'll need.
There are also closing costs.
These can include things like your appraisal, title fees, lender fees, prepaid homeowners insurance, property taxes and the initial funding of your escrow account.
This is why I don't like giving buyers a generic answer like, “You need 3% down.”
That doesn't tell you what you'll actually need to bring to closing.
When I work with a buyer, I want to estimate the whole picture — monthly payment AND total cash needed to close.
Can the Seller Pay Some of Your Closing Costs?
Yes!
Depending on your loan program and how your purchase contract is negotiated, the seller may be able to contribute toward some of your closing costs.
This can make a HUGE difference.
For example, let's say you have $20,000 saved.
Instead of using most of your savings for your down payment and closing costs, we may be able to structure the offer so the seller contributes toward some of those expenses.
That could allow you to keep more money in the bank after closing.
And personally, I love when my buyers can move into their new home with some savings still available.
Houses have a funny way of needing something as soon as you get the keys!
What About Builder Incentives?
If you're considering new construction, this is especially important.
Builders may advertise incentives such as:
“$20,000 toward closing costs!”
That sounds great — but how you use that $20,000 matters.
Should you use it to:
Lower your interest rate?
Pay your closing costs?
Reduce the sales price?
Or use a combination of those options?
The answer isn't the same for every buyer.
Sometimes lowering the sales price sounds like the best deal, but using the incentive toward closing costs or an interest-rate buydown may actually save you more money.
I like to run the options side-by-side so you can see the difference in monthly payment AND cash out of pocket.
What If You Don't Have Much Saved?
Don't automatically assume you're not ready to buy.
There are down-payment assistance programs available for qualifying Texas homebuyers, and some programs may help with both down payment and closing costs.
There may also be options involving gift funds from an eligible family member.
The important thing is finding out what you actually qualify for before ruling yourself out.

Your home price.
Your credit.
Your income and debts.
Your loan program.
Your down payment.
Property taxes and homeowners insurance.
Seller or builder contributions.
And how we structure the loan.
Two people buying the exact same $350,000 house could need very different amounts of money at closing.
